Asbestos Surveying

Control of Asbestos Regulations 2012: Regulation 4

To aid in your Duty to Manage Asbestos (Reg 4) of CAR 2012, you must locate any asbestos containing materials and compile an asbestos register/asbestos management plan using the information gathered. One way of gathering such information is to instruct an asbestos management survey, which is designed to be non-intrusive and is to locate, as far as is reasonably practicable, any asbestos containing materials than can be damaged or disturbed during normal occupation (ie, normal working or foreseeable minor maintenance).

You are also expected to manage and monitor on a regular basis, the condition of any known asbestos containing materials. It is common practice that these items are inspected annually.

If work is to be undertaken at the premises that has the potential to disturb any potential asbestos containing materials, a more thorough, intrusive asbestos refurbishment and demolition survey will need to be undertaken in line with Regulation 5 of CAR 2012 (Identification of the presence of asbestos).

Selling or Buying a Property?

Whether you have a commercial or domestic premises, an asbestos management survey or specific samples of suspect asbestos containing materials may need to be taken. This will be client led and usually at the request of the buyer(s), the lender or the bank following a mortgage valuation or a HomeBuyers survey. At MCP we can assist in providing you with specific testing as per the HomeBuyer report and/or Mortgage Valuation or a full property survey for added peace of mind.

Please note as properties are usually for sale, a vendor will only request a management survey be undertaken, as this survey is less intrusive than a refurbishment and demolition survey. Should you proceed with a purchase and you wish to renovate, we can conduct a further refurbishment and demolition survey at your request.
